Our services include:
Finding Tenants - When your property is vacant, we quickly inspect the unit to decide what needs to be done before leasing. JMPM advertises online and across Central Kentucky to promote your property. Our front desk is equipped with all the necessary tools to relay information about your property to prospective tenants over the phone or in person.
Credit and Criminal Screening - JMPM requires each potential tenant to complete an application. We follow up with a thorough background check to verify employment, rental history, credit, and criminal history. We go through this rigorous screening process to ensure we are placing the best possible tenant in your property.
On-line Access to Accounting and Financial Reporting - Our property management system is computer-based. We provide our property owners with online access to view their financial statements that show monies collected and any disbursements that have been made. We can provide numerous reports including tenant rental histories, property rental histories, and profit and loss statements. Our system provides you, the owner, with access to the information you need when you need it.
Maintenance Coordination - In addition to saving you money, JMPM provides high quality and timely maintenance on your property. We complete maintenance work requests faster and at a lower cost than what you could do on your own. In order to protect your property, our maintenance technicians are available for 24-hour emergency service seven days a week.
Eviction Processing - We follow proven and standard practices when it comes to collecting rent. Our property managers are knowledgeable in state and local property management laws. If rents are not paid on time, we initiate the legal steps necessary to collect rents and/or evict tenants in a timely manner in order to maximize your return on your investment.
